Limited Thermal Imaging

Free with Any Inspection

We offer Limited Thermal Imaging for specific visual problems within the home – this is not a full scan, but additional services can be arranged during your inspection. Using an infrared camera, we check for leaks around doors and windows to make sure the house is sealed tight. We will include surface temperature readings in your report as a courtesy, but specific and accurate air temperature readings are beyond the scope of the inspection.

The Buyer’s Inspection is meant to help home buyers make confident decisions about repair requests and purchasing. It is important to fully understand a property’s condition before purchase so that numerous damages and defects don’t come as an expensive surprise after the fact.

The Pre-Listing Inspection helps home sellers prepare for today’s competitive market. During the inspection, we let sellers know what issues in the home they should disclose to potential buyers or even repair altogether before listing.

Oversights can be made during the building of a home, and this slows down the final walk-through and move-in process. During a New Construction Inspection, we find these oversights so that the builder can address them before the walk-through.

New Construction Phase Inspection

New Construction Phase Inspections can be completed at intervals throughout the building process to ensure that no defects or mistakes are getting hidden behind finishing materials as the process continues. We will do however many Phase Inspections a client requires.

New homes are often sold with a 12-month builder’s warranty which protects the new owner from having to pay for defects in construction. We help owners get the most out of their warranty by inspecting the home for covered issues during the 11th month.

Re-Inspection

Re-Inspection

After the completion of a Buyer’s Inspection, a buyer and seller will come to an agreement about what repairs should be made before closing. If additional peace of mind is needed, a Re-Inspection can be scheduled after repairs are completed. We will return to the property to inspect the new changes and ensure all agreements were honored.

Drainage Evaluation

During a Drainage Evaluation, we evaluate foundation drainage as well as surface water to ensure that rainwater is draining away from the home and not left standing near the foundation.

Wetland Inspection

If you are handling your own groundwater, then it is a good idea to have retention swales inspected periodically throughout the year. During a Wetland Inspection, we assess swales to let property owners know what they can expect in the future, saving them both time and money.

Arbor Evaluation

Trees, specifically their root systems, can be a threat to home foundations and other hardscapes. During an Arbor Evaluation, we assess the trees on the property to determine if they are currently causing any damage or if their proximity to the foundation will be cause for concern in the future.

Irrigation System Evaluation

During an Irrigation System Evaluation, we thoroughly assess each visible component of the irrigation system to make sure it is running properly. We will identify damaged or defective components so that they can be replaced before the problem grows.
